We are recruiting a Site Manager on behalf of a growing property services and refurbishment contractor. The Site Manager will oversee multiple workstreams including void refurbishments, residential repairs, retrofitting, and wider operational projects. The role requires strong technical capability, excellent coordination skills, and the ability to lead multitrade teams in a fast-paced, dynamic environment.

This position is ideal for an experienced operational leader who can balance on-site management, stakeholder liaison, compliance oversight, and programme delivery to consistently high standards.

Key Responsibilities

Project & Programme Management

  • Oversee delivery of void refurbishments, repairs, retrofits, and general property maintenance.
  • Produce specifications, scopes of work, and programmes of work.
  • Procure materials, equipment, and subcontractor services.
  • Plan workforce and resources to meet programme requirements.
  • Track progress, productivity, and performance; implement corrective actions where needed.

Technical Expertise

  • Interpret drawings, plans, and specifications for accurate delivery.
  • Provide technical guidance to operatives and subcontractors.
  • Estimate and cost works; support budget planning and forecasting.
  • Inspect void properties and coordinate turnaround activities.

Team Leadership & Workforce Management

  • Lead and support multitrade teams, setting clear expectations.
  • Monitor quality of workmanship and adherence to work programmes.
  • Promote safety, accountability, and continuous improvement.

Stakeholder & Client Liaison

  • Build strong, professional relationships with internal teams, clients, and contractors.
  • Communicate project updates, risks, and milestones effectively.
  • Ensure customer satisfaction through responsive and high-quality service delivery.

Quality Assurance & Compliance

  • Conduct regular site inspections to maintain high standards.
  • Enforce compliance with RAMS, health and safety legislation, and company policies.
  • Maintain accurate site documentation, reports, and records.

Budget & Performance Management

  • Manage project budgets and ensure cost-effective procurement.
  • Track spend, variations, and financial performance across workstreams.
  • Ensure KPIs are met including turnaround times, quality, and safety metrics.
Requirements

Essential

  • Significant experience managing property maintenance, voids, repairs, or construction projects.
  • Strong understanding of domestic refurbishment, retrofitting, and building maintenance.
  • Proven ability to write specifications, scopes, and programmes of work.
  • Experience using NHF v8 Schedule of Rates or similar.
  • Demonstrable experience managing direct labour and subcontractors.
  • Strong knowledge of health & safety regulations and enforcing RAMS.
  • Excellent communication and stakeholder management skills.
  • Ability to manage budgets, performance, and competing priorities.
  • Relevant qualifications in Construction, Site Management, or Project Management.

Desirable

  • Experience with domestic retrofitting projects.
  • Knowledge of electrical upgrades, fabric repairs, landscaping, or grounds maintenance.
  • Experience within social housing or local authority environments.
  • Training or certifications such as SMSTS, SSSTS, or IOSH.

Role Details
